Home Guidance Built for Seattle Homeowners

Owning a home in Seattle is different from owning one almost anywhere else. Our housing stock ranges from 1920s Craftsman bungalows in Ballard and Wallingford to mid-century split levels in Shoreline and new townhomes in Columbia City, and each era carries its own quirks. Knob-and-tube remnants, cedar siding that drinks rain nine months a year, unvented crawl spaces, aging cast iron side sewers, and roofs that grow moss faster than most owners expect are all normal parts of the conversation here. Viada exists so you do not have to learn all of that the hard way, one surprise invoice at a time.

We are a woman-owned, hospitality-driven general contractor, and we approach homeowner guidance the same way a good hotel approaches a guest: anticipate the question, answer it plainly, and remove friction. That means no jargon, no scare tactics, and no pressure to buy work you do not need. If the honest answer is that your water heater has five good years left and your money is better spent on drainage, that is exactly what we will tell you.

How the Process Works

Most homeowners start with a 45-minute Homeowner Q&A consultation. You bring the inspection report, the contractor bid you do not quite trust, the photo of the stain on the ceiling, or simply a list of questions. We work through them in priority order and you leave with a written sense of what is urgent, what is seasonal maintenance, and what is genuinely optional. The $49 fee is applied to any services you book with us afterward, so the conversation costs nothing if you move forward.

If you want a deeper picture, a Professional Home Orientation is an in-home walkthrough of your property and its systems. We show you where the water shutoff is, how your furnace filter comes out, what the electrical panel is telling you, which materials your exterior is made of, and what a realistic annual maintenance rhythm looks like for your specific house. It is educational, not a home inspection, and it is designed for people who want to feel competent in their own home rather than dependent on a phone call every time something makes a noise.

When a project is the right answer, Viada can carry it out. We handle kitchen and bathroom remodels, whole-home renovations, interior and exterior painting, flooring, stair and entry rebuilds, and the coordinated repair lists that pile up over years of deferred maintenance. One accountable point of contact manages scheduling, trades, materials, communication, and the punch list, so you are never the one chasing a subcontractor for a callback.

What You Can Expect From Us

Clear scope before work begins, written pricing you can actually read, protected floors and clean job sites, daily communication while we are in your home, and a final walkthrough where nothing gets waved off. We would rather turn down a project than rush one, and we would rather explain a decision twice than have you sign something you do not understand.

Whether you just closed on your first house, inherited a family home, or have lived in the same place for thirty years and want a plan for the next ten, the starting point is the same conversation. Book a consultation, or send us the details of the project you are weighing and we will tell you honestly what it involves.
